Risk is not a property of a tree alone. It is the combination of a defect, the likelihood it fails, and what stands underneath it.

A tree with significant decay in a remote clearing poses almost no risk, because nothing of value stands within reach of it. The same tree over a back deck where a family gathers daily is a serious problem. Risk assessment exists to hold those two facts together: a defect matters in proportion to what it threatens.

The three assessment levels

The ISA framework defines three levels of assessment. Level 1 is a limited visual survey that identifies obvious defects across a population of trees — appropriate for property-wide screening. Level 2 is a detailed individual tree evaluation: full 360-degree trunk inspection, crown architecture analysis, root flare examination and target zone identification. Level 3 adds diagnostic tooling such as resistograph drilling, sonic tomography or root collar excavation where internal condition cannot be judged from the outside.

Most residential assessments are Level 2. That depth is what supports a real management decision on a specific tree near a home, driveway, walkway or outdoor living area.

Structural defects that matter

  • Codominant stems with included bark unions — among the most common failure points in Front Range shade trees.
  • Cracks through the trunk or major scaffold branches, especially those extending into a union.
  • Cavities and decay pockets that reduce cross-sectional strength.
  • Cankers from disease organisms such as cytospora that weaken branch and trunk tissue.
  • Root plate defects: severed roots, girdling roots, soil grade changes and construction damage that undermine anchorage.
  • Asymmetric canopy development that concentrates load on one side during wind events.

The root zone determines stability

Root condition decides whether a tree stands up. Soil heaving, root exposure and trunk lean are all read as evidence of root plate condition. Construction, grade changes, compaction and utility trenching sever anchoring roots, and the failure that follows can arrive years after the work. In communities where hardscape and utility installation routinely cut through mature root zones, post-construction assessment is one of the highest-value inspections a property owner can request.

Reading the canopy

Crown density, dieback patterns, leaf size and color, epicormic sprouting and branch attachment quality all report on both health and structure. Dead branch distribution identifies immediate hazards that warrant pruning regardless of the tree's overall condition.

What loads Front Range trees

  • Heavy wet spring snowstorms in April and May that load canopies and exploit weak branch attachments.
  • Chinook wind events producing sustained gusts above 50 mph.
  • Freeze-thaw cycling that drives progressive frost cracking in trunk tissue.
  • Clay soil saturation during snowmelt, which reduces anchorage exactly when wind loading peaks.
  • Consecutive dry summers that weaken wood fiber strength and invite secondary pest colonization.

Risk ratings and what they require

Ratings combine likelihood of failure, likelihood of impact and consequences of failure into an overall classification. The result is a standardized, defensible category that property owners, insurers and legal professionals can act on.

Mitigation is usually not removal

Assessment frequently identifies options that bring risk to an acceptable level without taking the tree: end-weight reduction pruning, supplemental support systems for weak unions, target zone modification such as relocating what sits beneath the tree, or treatment that halts an active decay or pest process. Removal is the recommendation when nothing else adequately addresses the identified risk — not the default outcome of finding a defect.

When to request an assessment

  • Every three to five years for mature trees near structures and high-use areas.
  • After any significant storm, particularly where partial canopy failure, trunk cracks or root plate lifting occurred.
  • After construction, trenching or grade changes anywhere inside the root zone.
  • When new cracks, cavities, lean or fungal fruiting bodies appear on the trunk or root flare.
  • During real estate transactions, where written documentation supports both buyer and seller.

Storm-damaged trees that appear to have survived are often the ones that fail in the next event.
